Pensacola, FL (Newsradio 92.3) -- Florida homebuyers, beware. A new study reveals Florida ranks third in the nation for winter real estate scams, with nearly two-point-three reports per hundred-thousand residents during the October through December season. That's nearly double the national average. The research shows Florida residents lose more than seven million dollars every year to these scams during the holidays. Experts say scammers prey on buyers rushing to close before Christmas. If you're buying property, verify all parties through official channels, never wire money based on email alone, and be wary of deals that pressure you to act fast.

Fairhope, AL (Newsradio 92.3) -- A Piece of Southern Alabama history is on the move -- the historic Tolstoy Park, known as the "Hermit Hut," is relocating from Montrose to Fairhope's Flying Creek Nature Preserve. It was built in the 1920s by hermit Henry Stuart, the dome-shaped hut has become a beloved landmark drawing visitors from around the world. But commercial development eventually surrounded it. The Tolstoy Park Committee raised nearly 370 thousand dollars to move the structure to its new home nestled in nature. Fairhope's Mayor says they hope to finalize the project early next year.

Pace, FL (Newsradio 92.3) -- Demolition is underway for what could become the first Dutch Bros Coffee in Santa Rosa County. The Oregon-based coffee chain is planning to build a location in Pace on Highway 90, where the former Mugshots restaurant stood. A Tennessee developer bought the property for over 3 million dollars and received a demolition permit in October. However, the county has not yet approved formal plans for the coffee shop. If approved, it would be the first Dutch Bros in Santa Rosa County, though there's already one operating in Escambia County.
